How to buy a home

Offer: bid only on homes you want to move forward with. Putting multiple offers on multiple homes will not result in getting a "great deal".

If financing: recommend going contingent on financing, and you must bid higher than cash offers. Consult your agent on best terms.

Bidding war: your best offer should be just that. Place a bid you wouldn't be mad if you found out it sold for $5k more than your offer.

Contract: sign within 5 business days and put 10% down.

Get these lined up first:

A Manhattan based real estate attorney.

If financing: get preapproval letter, ideally from two banks.

If paying cash: liquidate securities.

If money is being gifted: transfer funds now.

Very important you choose an agent you trust and feel comfortable with.

Mentally prepare yourself: it's a time consuming, emotional, and exhaustive process.
Very important, always ask yourself "Why?"

Why do I want a balcony or outdoor space?

Do I need to buy downtown in a desirable area or should I instead look uptown for more space?

Why do I need a condo? Co-op's offer better price per square foot.

Why do I want a two bedroom? Will a one bed with home office suffice?

When you find your ideal home, ask: "What about this home makes me like it?"

Future think: imagine yourself walking to work from this home, entertaining, waking on weekends - still like it? Then move forward.

Board Package: most important step. What ever the board and management firm asks for, you MUST provide. Bank statements, 401k, and tax returns must be original and include all pages.

Interview: know your board package. Be honest. Smile. Don't be combative nor offended by their questions. When it's your turn, ask minor, general questions.

Closing: almost there! Ensure all checks are bank certified.
