  • Selling is an art - there are plenty of books and blogs to learn the basics of selling.

  • When showing, first ask questions to get to know they buyer.

  • 80/20 Rule: talk 20% / listen 80%  - avoid religion & politics.

  • Let buyers roam freely without hovering.

  • Have a sign-in sheet to collect their contact info.

  • If a co-op: request a financial statement & pre-approval letter when offer is received.

  • Always be cordial during contract, purchase application, and closing. You and the buyer have the same goal: to sit at the closing table.

  • Board package: typed, neat, organized, circle bank balances.

  • Any questions, ask management - no one wants a board turn-down.

  • Walk-thru: EVERYTHING out of home and "broom clean".
